JOB SUMMARY:

The Real Estate Servicing Specialist II is responsible for processing tax and insurance payments for mortgage loans, responding to member requests regarding removal of PMI and flood insurance and processing loan modifications and subordinations within Wescoms policies.
ESSENTIAL POSITION FUNCTIONS
Communicate policies and pre-qualify members for Rate Modifications, Extension of HELOCs and Subordination Agreements upon members request. Assist members with resolving any issues. Submit recommendations to Manager with appropriate documentation. Notify members of final decisions. Prepare required documents for signature and make fee arrangements for all final approvals. Review and record if necessary any executed documents. Update Symitar and FICS systems. File original documents and submit copies to appropriate agencies and departments.
Maintain Fidelity Tax Service property tax record keeping system. Process payment for property taxes, hazard insurance, and PMI insurance payments from the Tax Impound TI account. Update TI account and disclosure statement for payments and refunds. Resolve tax balance issues and shortages. Adjust accounts to reflect tax/insurance increases and decreases. Administer annual RESPA impound account analysis. Set up mortgage payments, taxes, insurance and PMI on Symitar for new loans. Prepare monthly reports fro delinquent and new insurance payments.
Maintain Stewart and Associates record keeping system with current property insurance information. Contact members regarding delinquent insurance payments. Request proof of insurance and force place insurance on accounts as needed. Process insurance refunds, remove force place insurance and adjust insurance payments as necessary.
Respond to member requests to remove PMI/impound accounts, or flood insurance. Obtain property appraisals or research zoning records to verify eligibility to remove insurance from account. Notify members and adjust payments on system.
Respond to member requests to reverse and set-up payments, research inquiries/errors, process sub-account transfers, sets up auto pays, principal only payments and adjust interest rates. Provide back up for RE Service positions.
Performs the activities and projects as assigned and requested by the department management.
EDUCATION AND EXPERIENCE
Bachelors Degree preferred, but not required. A minimum of two years previous Credit Union, banking or real estate loan servicing experience are essential.
