Installs, maintains, and repairs equipment, physical structures, and pipe and electrical systems within the office building either personally or through contracted personnel.Repairs and maintains mechanical equipment such as engines, motors, pneumatic tools, and equipment.Specific areas of responsibility include site-specific task, client services, preventive maintenance, equipment monitoring, and general maintenance.Understands the engineering design and operational aspects of each building system. Immediately recognizes system shortcomings when they occur. Directs experimentation with building systems to yield a more energy effective or comfortable building. Monitors the allocation of building resources to various base building and client needs. Devises technical enhancements that will improve some aspect of building operation. Identifies equipment that may require replacement or reconditioning resulting in the need for client''s capital.Recognizes the authority and objectives of the client. Conducts all activities in a businesslike, competent and professional manner. Interacts with contractors, vendors, and consultants in an unbiased, objective and ethical manner. Complies with all policies and procedures established for the building. Treats all fellow employees, industry contacts, and building visitors fairly, impartially, and in a non-discriminatory fashion.ESSENTIAL DUTIES and RESPONSIBILITIES - tasks perform as directed by the Lead Mobile Engineer/Mobile Route Supervisor. Representatives duties include:* Performs tests of building systems. Records test procedures and results, numerical and graphical data, and makes recommendations for changes in operations or test method.* Installs glass in windows, doors, and partitions.* Replaces damaged ceiling tiles, floor tile, and wall covering.* Performs minor and routine painting, plumbing, electrical wiring, and other related maintenance activities. Replaces air conditioner filters.* Installs items such as window shades, venetian blinds, and curtain rods, wall fans, and door locks for tenants. Performs other tenant services such as adjusting HVAC equipment, replacing bulbs and ballasts, resetting breakers, moving furniture, hanging pictures, bringing in deliveries, removing packing materials, etc.* Records equipment readings, settings and status changes and noteworthy operating occurrences in appropriate log books. * Cautions contractors regarding complaints about excessive noise, disorderly conduct or misuse of property.* Listens for unusual sounds from equipment to detect malfunction and discusses machine operations variations with Supervisor to diagnose problem and equipment inefficiencies.
