Responsible for managing a quality maintenance program through strong leadership and teambuilding skills.Responsibilities:The Maintenance Manager oversees turn-key operations and ensures that service requests and repairs are made correctly and in a timely manner. The Maintenance Manager hires, develops and manages on-site maintenance staff and ensures staff is motivated, functions as an effective team, and provides a superior level of customer service. The Maintenance Manager works with the Property Manager to develop property budgets, marketing plans and reforecast. Performs all other duties as directed by the Property Manager, and assists the overall team effort in any way possible. Position requires the ability to utilize a pager and serve on-call, as scheduled or necessary. The Maintenance Manager represents and promotes Holland''s Core Values of Great People, Great Business, Deliver Exceptional Customer Service and Have Fun!Qualifications:A minimum of four years previous experience in property management maintenance, other building maintenance or related trade is required. A minimum of one-year previous supervisory experience is also required.Must be able to diagnose problems with and repair the following:Major AppliancesHVACBasic - Intermediate PlumbingBasic - Intermediate Electrical (when no license required)SheetrockGeneral CarpentryPool Care (if required by property)Pest Control (if required by property)GuttersPaintingMust have competency in the following:Excellent leadership, organizational and coordinating abilitiesThe ability to prioritize and perform multiple tasks concurrentlyAbility to deal well with othersStrong verbal and written communication skillsComputer literacyFluency in English both verbally and non-verballyDriver''s License requiredEducation: High school diploma or equivalent is required. A college degree or related coursework is preferred. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions.Physical requirements: This position requires the ability to transport or move up to 50 pounds variable distances, the mobility and flexibility to use ladders and to access and work in confined spaces, or at heights in excess of eight to nine feet.
