DUTIES AND RESPONSIBILITIES:This position is responsible for overseeing the maintenance and continuous operation of all building systems including HVAC, water, gas, sewage, digital systems (fire alarms, card access) fire and life safety, electrical distribution systems, fire and security alarm systems, light construction (drywall, doors, locks) temperature energy management control systems.Coordinates and monitors the daily operation of the mechanical and electrical building systemsCoordinates and monitors the daily operation of the maintenance personnel to provide operational support of the facilities equipment and security related equipmentOperates and manages energy management systems to maximize energy efficiency, focused on HVAC equipment operations to include hardware operation, run-time scheduling, temperature set points and lighting controlIdentifies the maintenance objectives of the facilities operating systems and incorporates those objectives into a Computerized Maintenance Management System (CMMS) that includes preventive, predictive and reactive maintenance proceduresProvides coordination of assignments between requestor, facilities maintenance staff and necessary contractor personnelAudits and authorizes payment of material orders in support of facility maintenance and authorized upgrades and procurement of necessary materiel to maintain stockParticipates in selection of contracted services and monitors the performance per scope of work and contractual agreementsSupervises, evaluates, trains, motivates and manages the duties for the facility maintenance staffEnsures that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building&rsquo;s infrastructureResponsible for alerting management of building discrepanciesPerforms other duties as assigned or requiredMINIMUM QUALIFICATIONS, KNOWLEDGE, SKILLS, AND ABILITIES:Typically requires an associate&rsquo;s degree or two-year technical or trade school certification along with six or more years of progressive experience in facilities maintenance. Equivalent professional experience may be substituted in lieu of education.Must demonstrate expertise in facilities maintenance with significant knowledge of two or more facility operation including HVAC, water, gas, sewage, electrical distribution systems, fire and security alarm systems, and energy management control systems.Must be customer focused and possess: (1) a valid California driver&rsquo;s license with a good driving record verified by the DMV; (2) the ability to identify, analyze, interpret and report on issues; (3) organization and leadership skills to maintain flow of work within the unit by assigning workloads to personnel; (4) strong interpersonal, verbal and written communication skills to interface with all levels of employees, external customers and management; (5) the ability to represent the company as a knowledgeable resource; (6) the ability to analyze and use judgment in resolving complex technical and management issues and problems; (7) strong knowledge of computer operations and applications including word processing, spreadsheets, and specialized facilities management software.Ability to work both independently and lead in a team environment is essential as well as the ability to work extended hours as required.Training as a journeyman HVAC mechanic, electrician, or plumber is preferred.General Atomics (GA), and its affiliate
