In this highly visible role, you will be responsible for managing land assets from project inception through model opening. This includes the ability to conduct technical feasibilities, secure necessary entitlements, engineering plans, permits and other governmental or quasi-governmental approvals needed to develop lots and build houses. Responsible for bidding and hiring contractors and consultants or all necessary land development and engineering work.Responsibilities include but are not limited to the following:- Due Diligence, i.e., review of ALTA survey, title documents, environmental reports, soil conditions, impact fees, etc.- Manage the approval process of preliminary plat to final plat- Coordinate with municipalities and engineers throughout the civil plan approval process- Manage design and agency approval of architectural plans- Coordinate all bonding for financial assurances, permits, and State Dept. of Real Estate requirements regarding public report approval- Problem-solve with Project Manager and Municipal Liaison- Perform due diligence analysis of potential new land acquisitions including compilation of fee budgets and review of title reports, conditions of approval, etc.- Obtain entitlements and coordinate agency activityRequirements:- BS in civil engineering, public policy and planning or related discipline. Advanced degree a plus- Prior experience (3 - 4 years) in civil engineering, forward planning, and land development is desired- Familiarity with governmental agencies and regulatory bodies- Knowledge of Subdivision Map Act, CEQA, CFDs, CWA/ESA is desired- A complete understanding of fundamental real estate and urban planning concepts- Experience in forward planning and land development organization- Proven ability to multitask and complete tasks within scheduled time frame- Experience managing multiple projects and delivering high volume of residential units on an annual basis, in a high growth geographic market- Previous Entitlement experience is preferred- Proficiency with Microsoft Office programs- Solid communication skills with demonstrated ability to work both independently and in a teamFind out why KB Home is attracting and retaining the best employees!
