This position manages the retail construction and maintenance administrative processes for all retail regions within the company. Responsible for specific project direction, project set-up, project documentation, project forecasting/risk analysis, project cost schedule integration, and project reporting/filing.

Key Responsibilities:

Project Management
* TCM forecast reconciliation and monthly updates into system.
* Develops procedures to increase efficiency around Capex spending and TCM tracking.
* Monthly and yearly tracking of Marketing Capex budget.
* Updates cash management system monthly with additional EBITDA dollars created from Capex projects.
* Provides Capex marketing committee summaries updates and exhibits as requested by committee.
* Interacts with Retail General Managers to create, organize, and justify Capex expenditures.
* Responsible for AFE creation, approval, and site adaptation as required for all regions.
* Responsible for AFE economic review and additional documentation as required.
* Responsible for AFE in-service tracking as required by property accounting.
* Responsible for maintenance expense auditing and reporting of monthly maintenance spend.
Budgeting and Forecasting
* Participates in the budgeting process for regional projects, including coordination with Retail Operations to prepare construction and maintenance budgets.
* Manages project expenses to budgets as requested.
* Presents reports to management regarding construction, engineering and maintenance activities.
* Assists in the setting of goals to support retail and corporate strategies.
Construction and Maintenance Management
* Schedules construction and maintenance projects and communicates the status and timing of projects to appropriate management.
* Ensures compliance with local/city/state/federal government building codes and permits. Ensures environmental requirements are covered in associated contracts to ensure compliance.
* Represents Retail Support Services and works closely with Retail internal customers and stakeholders, including Retail Operations, Merchandising, Procurement and EH&S.
Vendor Management
* Assists Regional Construction Engineers and Procurement in selecting vendor resources for construction, engineering and maintenance to maximize performance standards and receive best service and value available in accordance with policy and procedure.
Education and Experience:
* Minimum Bachelors degree in relevant field typically required.
* Minimum 10 years related maintenance and construction experience typically required.
