JOB SUMMARY:
Property Maintenance Supervisor - West Valley, Utah Responsible for all aspects of maintenance of the apartment community and for resident satisfaction. May be required to supervise a staff of 0-5. If so, is responsible for training, supervision and motivation of staff. Principally responsible for monitoring and direction of scheduling all maintenance personnel and vendors, making most efficient use of available resources, and monitoring work force adherence to company policies and procedures. Responsible for administration of maintenance functions, and accurate tracking of inventory for repair and maintenance. Responsible for turnover process, troubleshooting and repair of all mechanical systems, satisfactory and timely completion of service requests, and observation and reporting of potential liability concerns or safety hazards. Responsible for in depth knowledge of any property specific special needs or problems Responsible for monitoring and supervision of all venders and outside contractors to ensure the quality and completion of work. Responsible with the assistance of the Regional Maintenance Coordinator knowledge of, and participation in, company safety policies and the safety and enforced safe work practices of the maintenance staff. Responsible for completion of any other tasks or duties, which may be assigned as, required to facilitate the safe and efficient functioning of the community. Qualifications: High school diploma or equivalent. three years direct experience in apartment maintenance or five or more years in related fields. Minimum 2 years direct supervisory experience. Must be proficient in all areas of apartment maintenance to include plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, pools spas, roofs and life safety equipment. Formal training and/or three certificates from related institutes (BOMA, IREM, Local community college, vocational program) reflecting completion of maintenance related course or courses and/or Four or more years inter company training/experience. Basic computer knowledge, written skills and strong oral communication are required. Must be able to meet the physical requirements of the job. Be available for emergency call duties. Must be able to function effectively in a customer service environment. MUST Have pool maintenance experience Criminal Background Performed!!!! Monday-Friday 8AM-5PM Salary: $14.00-$16.00 hourly plus Benefits: Medical, Dental, Vision, Vacation, Holidays, 401k
