               <td align="left"><font style="font-size: 100%;"><b>Title:</b> Housing Maintenance Technician <BR><b>Department:</b> Asset Building <BR><b>Location:</b> East King County, WA <BR><b>Compensation: </b>$19 - $21 per hour DOE <BR><b>Benefits:</b> Full benefits  <BR><b>Work Schedule:</b> Full Time, Monday – Friday; occasional evening or weekend hours <BR><BR><b>Summary: </b><BR>The Housing Maintenance Technician performs preventive and general maintenance and minor repair work on Hopelink’s numerous multi-family residential buildings and collaborates with the Commercial Facilities Maintenance Team to share resources and expertise when needed. The successful candidate will have apartment community experience, be highly organized, able to multi-task, and have excellent written and verbal customer service skills. <BR><BR><b>Esssential Functions: </b><BR><i>Customer Service</i><BR>Organizes and responds in a timely manner to requests for Agency housing repairs and equipment issues. Continually keeps the Senior Manager of Housing Operations informed as to the status of projects and requests. <BR>Maintains cooperation and positive relations with staff, volunteers and donors, building occupants or tenants, contractors, public officials, the general public, and other non-profits with which the agency is collaborating on projects. <BR>Help Housing Ops Manager in developing and delivering agency goals and objectives relating to residential units. <BR>Communicates respectfully with people of all cultures, languages, ages, genders, gender preferences, races, physical abilities, ethnic backgrounds, and religions. <BR>Maintains a professional and positive working relationship with clients, vendors, volunteers, donors, and fellow staff and adheres to the Hopelink Standards of Conduct. <BR><BR><i>Technical </i><BR>Performs a wide variety of building and equipment repair and maintenance work, including appliances, plumbing, electrical, door locks, painting and carpentry. <BR>Reads and understands blueprints, building schematics, and repair manuals. <BR>Coordinates apartment turns; evaluates and resolves maintenance needs between client occupancies; moves furniture in an efficient and safe manner. <BR>Performs repairs in occupied units according to established guidelines. <BR>Coordinates services of outside contractors and vendors as directed by Housing Ops Manager. <BR>Monitors and inspects residential and buildings to assess fire, security and safety issues. Performs necessary repairs, preventive and cyclical maintenance. <BR>Utilizes a computerized work-order tracking system to organize and prioritize tasks, communicate with customers, track progress toward completion, and provide data to Housing Ops Manager. <BR>Maintains Material Safety Data Sheets books according to OSHA guidelines. <BR>Participates on the Safety Committee as needed. <BR>Purchases necessary supplies and materials on behalf of the agency within budgeted limits. <BR>Uses a motor vehicle to carry tools and supplies from site to site. <BR>Assists the Housing Ops Manager in the annual budgeting process.<BR> <BR><b>Required Qualifications: </b><BR>High School diploma or GED. <BR>Proficient in Word, Excel and Outlook. <BR>Minimum 5 years experience in carpentry, painting, electrical and plumbing repair. <BR>Able to lift 60 pounds. <BR><BR><b>Preferred Qualifications:</b> <BR>Apartment community management experience. <BR>Project management experience. <BR>Work-order database experience. <BR><b>Physical Demands:</b><BR>Must be able to lift 60 pounds. <BR>Work involves standing, walking, stooping, talking, reaching, sitting, bending, kneeling, climbing, grasping, hearing, using hands to handle, feel or operate objects. <BR>Vision abilities required by this job include close vision and the ability to adjust focus. <BR><BR><b>Licenses, Certificates and other requirements:</b> <BR>Valid Washington State driver's license. <BR>Reliable personal transportation. <BR>Proof of personal automobile liability insurance. <BR>Must pass criminal background check through the Washington State Patrol. <BR>www.hope-link.org</font></td>
