               <td align="left"><font style="font-size: 100%;">Maintenance Engineer<BR><BR><BR>Branch/Location Code :ENG-Eastern (17561)<BR>Location :Seattle WA US 98160<BR><BR>Division :ABM Facility Services<BR>Job Type :Full Time Regular<BR>Career Level :Experienced (Non-Manager)<BR>Exemption :Non-Exempt<BR>Education :High School or GED<BR>Shift/Hours :First Shift (Day)<BR>Job Description :<BR><BR>DUTIES & RESPONSIBILITIES<BR><BR>The primary function of the Maintenance Mechanic is to operate, maintain, and perform repairs on mechanical, electrical and architectural building systems in central plant and offices including HVAC equipment, air handlers, return and exhaust fans, VAV boxes, hot water generators, pumps, related controls, steam valves and regulators, heat exchangers<BR>The responsibilities of the Maintenance Mechanic include, but are not limited to, the following:<BR>* Responds in a professional, polite, and helpful manner when dealing with customers.<BR>* Maintains various equipment such as compressors, pump motors, and lighting.<BR>* Completes routine repairs of lighting systems.<BR>* Maintains daily, weekly and/or monthly reports as required.<BR>* Develops skill in at least one of the following disciplines: HVAC, electrical, plumbing, general building trades<BR>* Works with and takes direction from the supervisor.<BR>* Learns, understands, and complies with fire, safety, and other emergency practices. <BR>* Informs the supervisor of any condition deemed to be unsafe.<BR>* Learns, understands, and complies with all Company and customer policies.<BR>* Participates in training directed at increasing job-related skills.<BR>* Assists in training of other employees as directed.<BR>* Works according to the schedule prepared by the supervisor.<BR>* Works overtime as needed.<BR>* Assists in emergencies as needed including emergency calls at non-scheduled hours.<BR>* Assists and ensures that all work areas are returned to a clean, neat, orderly, and safe condition.<BR>* Reports to supervisor any information having the potential to affect customer or employee relations.<BR>* Performing other duties as assigned. <BR>MINIMUM QUALIFICATIONS<BR>* High school or technical school graduate<BR>* 3 &ndash; 5 years experience in HVAC, electrical, plumbing or general building trades<BR>KNOWLEDGE, SKILLS AND ABILITIES<BR>* Knowledge of Maximo&reg; or other CMMS software packages<BR>* Knowledge of the equipment, tools and materials used in HVAC services and building maintenance.<BR>* Ability to understand and carry out instructions quickly<BR>* Knowledge of Direct Digital Control (DDC) and Building Management Systems (BMS)<BR>* Excellent troubleshooting skills.<BR>* Ability to keep simple records of activities performed and complete basic reports.<BR>* Ability to read and understand blueprints and other technical documentation.<BR>* Possesses required state and local licenses.<BR>* Availability to work shifts and overtime as needed. <BR>Analytical/Interpersonal Skills:<BR>* Well organized, hard worker, team player<BR>* Strong Analytical experience<BR>* Strong attention to detail and follow-through skills in a fast paced environment. <BR>* Ability to maintain good working                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                    </font></td>
