Enters applicant information into the Loan Origination System (LOS) and completes disclosure requirements. Orders all third party services; obtains documentation required and coordinates delivery of documents to Residential Operations Center. Submits loan files for validation, underwriting and closing. Has primary responsibility for coordination between the Applicant, Residential Lender, Operations Center and third party vendors.<BR>ESSENTIAL DUTIES AND RESPONSIBILITIESinclude the following. <BR>* Contributes significantly to teamwork by providing world class service within the department and throughout the organization.<BR>* Answers department phones and greets customers in professional and energetic manner to provide efficient and effective service to external and internal customers that exceeds their expectations.<BR>* Receives initial application documentation from Residential Lender. Reviews and analyzes all documentation received to insure compliant origination and cures noted deficiencies.<BR>* Understands the functional process differences between loans originated for AmericanWest Bank and those originated for wholesale lenders. Insures that packaging is compliant and appropriately originated based on the intended channel.<BR>* Communicates with the Applicant to verify loan type, program, purpose, and the closing date. Enters and/or validates applicant information into the mortgage LOS, obtains Automated Underwriting System (AUS) response, obtains necessary documents, and completes loan files for submission to the Underwriting Queue. Verifies the loan lock and insures that the loan closes per applicant request.<BR>* Verifies correct loan fees and costs are entered into the loan origination system, prints, reviews for accuracy and mails disclosures to all loan applicants within24hours of application.<BR>* Obtains alternate income and asset documentation from applicants; obtains credit reports, orders appraisals, title reports, hazard insurance binders, requests payoffs from other mortgage companies and mails verification forms.<BR>* Prepares loan files for approval; Determines correct income and asset information from alternate documentation received from Applicant, updates AUS findings and the LOS based upon most current accurate information prior to submission to the Underwriting Queue.<BR>* Posts Applicant deposits for third party vender costs per department policy and affirms that said deposit is posted within the LOS and credited to the borrower at closing.<BR>* Forwards all bills for third party vendors to the Operations Center for payment and assists with research to resolve discrepancies in billing amounts.<BR>* Distributes and processes all incoming mail, answers phones and schedules appointments for Residential Lenders.<BR>* Comple </font></td>
